1. Office Park Wants Grounds to Look Well-Kept to Keep Good Tenants. We manage an office park with multiple buildings and associated grounds. We want a maintenance service to give us a good looking, well-groomed, but not an ostentatious and expensive look. We want a good looking profile in order to keep good tenants and appeal to new ones with a good "street view." The mowing should be neat, with good lines and good trimming — and no debris or paper cut up!! And none laying around or lurking in the beds or corners! We want fertilizer and weed controls to give us a good look and no weeds. The shrubs should be kept trimmed so they are presentable throughout the season — and there should be no weeds in the beds rearing up their ugly heads, saying we don't care! Spring and fall cleanups are a must, of course; and we may want you to cleanup in the paved areas if debris or dirt accumulates in corners of the parking lots — can you do that? Oh, and I shouldn't forget — weekly cleanup of any debris that blow in or are thrown on the lawns or in the beds — can you clean that up each week with the mowings and with the other services like weeding and pruning when you do them? We may have some landscape needs, too — do you have a landscape service? Some of the things might be plantings replacements, or some flowers added for color, maybe some perennials — OK? What if we want to add a landscape area or add new beds? What if we add some more buildings — is size a problem? Oh yes, then there's winter and snow plowing and ice control — do you do that too? We've got a lot of people coming in and out of our buildings with "high heels", so we need a prompt service and one that takes the ice and snow away: usually we have one-inch plowing service and salting with every snowfall and ice event — do you do that service? What happens if there's a lot of snow — do you have the equipment to keep up with it and keep us open? Some tenants have weekend open hours — so you would have to be here weekends too — OK? We want happy tenants and we do not want them falling down or slipping around! You have plenty of insurance coverage, right — and we'll need an insurance certificate.

2. Office Park Wants to Outsource Care of Landscape. Our office park covers over a hundred acres with large areas of lawn and many office buildings with foundation landscape designs of flower shrubs, evergreens, and some areas of flowers. We also have three garden patio areas for employees to use for eating lunch or snacks and outdoor recreation. Maintaining attractive landscaping is a high priority for most of the companies who rent or own offices, because many of their clients meet with them on the premises. We want to outsource all the care of our landscape with reliable, well-qualified professionals. This includes frequently mowing the lawns, planting annual flowers, expert pruning of shrubs and trees, raking up the leaves in the fall, proper fertilizing of the lawn, shrubs, trees, and flowers. It also requires expert diagnosis and treatment of disease and insect.
